Sorry about the delay in posting my results. I changed the cr2032 battery on the Elk M1 control board and there was. I change in the symptoms. I have tried working with the unit with the backup battery removed as well. No luck, same issues. Zones are triggering every 30 seconds or so...

I will look into all of these scenarios tonight or tomorrow and post the results. Thanks for pointing me towards a resolution hopefully
