There are certain things which require a dealer and their software. These are things like adding devices and configuring HDMI. So, they do the specific base setup. Once devices are setup you can write all the logic you want to USE these devices. Examples… they have all of my lights and alarm...
I switched to Alarm.com (through a company called Surety who does the monitoring) and Control4. Pretty much DIY, but you need a dealer for certain aspects of the C4 system (eg they are the only ones who can add devices). Ours is integrated with many aspects of our home (lighting, media...
Have you set the actual speed from your router to the lowest possible? Should do that from the UniFi console. Create a profile and set to 10 Mbps HDX. Assign to the IP address of the OP2. Maybe this would help. Don’t need a 10/100 switch if you can manage from your network.
Not sure about companies in Houston. I replaced my HAI system with an ADC (Alarm.com) solution from a company named Surety (which also does monitoring very reasonably). It used all of my current wireless sensors, but options for others. I already had Lutron Radio RA2 which also transitioned...
There is no integration with Lutron RA3 with HomeSeer. RA3 uses a completely new integration API (named LEAP). HomeSeer does work with RA2.

Where did you make this setting? I have a UniFi USW 48 Pro switch and made the setting there. Setup as 10 Mbps HDX. I have a large network and have never had an issue.
I‘m migrating from a OP2 to Alarm.com (using Surety) with a Qolsys IQ Panel 4. My lighting is Lutron Radio RA2, but locks are Zwave. I bet the simplest would be the Panel and Zwave. You can add wired zones with an expansion. Also integrates with a lot of other things (garage control, HVAC...
You have to add something like this:

I purchased one for my garage zone wiring, but haven’t installed yet….
Yeah, I switched from Zwave to Lutron which was quite the expense, but has been so reliable. I think many of my Zwave issues could be traced to the ancient VRC0P interface to the OP2 and the Leviton Zwave software (for my large number of devices). Still have a couple of locks and they...
Replaced everything with the Qolsys IQ panel 4 and Alarm.com (ADC). Also have a secondary panel for our bedroom. Cost $22/month which includes professional monitoring (includes cell service with dual path). Leaving my OP2 in place to handle some things as I continue to migrate. Simplified a lot...
