Build help ASAP please.

So custom home is now a few years away. So looking at another home in the interim. I'm outta space. I'd like lighting control. But house is at drywall stage, so gotta pull wire for security, and start sheeting.

Here is what I'm after;
-door lock control (3 doors)
-Lighting control
-Security (about 30 zones, few outputs)
-Bathroom outlet control (either relay/upb plug, depending on wiring)
-Some basic automation such as exterior lighting, garage door control, door/window monitoring with alerts.

Is this what I need;

-OPII
-16 zone expander
-PC access dealer version
-switches as needed
-zigbee zim
-Omnistat 2
- 3/4 security keypads (or iPad?)
-2 way voice?
- multiple speaker mic?


Anything else?

How does security work with garage door opener? Remote disarm first? Longer delay, or do you open door, pull in, rush to pad? What's the norm? Pad in garage?

Can I use 2 way voice and speaker/mic to alert on door status? IE little ones open back door, system calls out back

Your list will cover most of what you want to do, at this stage I would concentrate on wiring as many locations as you can afford, and you'll have plenty of time later to decide on the HA components. For the garage opener I recommend pulling 22/4 wire to both motor and main control keypad locations, this will allow you to tie in majority of garage openers to your security system. Some openers provide switch contacts at the motor, and some don't. Garage doors are usually set as exit doors with extended delay so you wont have to rush to the keypad. It can also be configured as a separate area. I would install keypads near every entry/exit door, run cat5 to all in addition to security wire. And if you want IP cameras, run cat6 + 18/2 to each location.

For 2 way voice app you can program your OP2 to announce the name of the zone that was tripped and many other messages. The HAI keypads with a speaker and mic are ok, but the volume is very low. If you plan to have a whole house audio system, it could be used for announcements. Consider running security wire to interior doors, it could be used with automation later.
 
Well sounds like upstairs they are hanging drywall already. Which isn't an issue for interior doors. But the exterior doors/windows may be an issue. They are putting conduits to the attic.

Has anyone fished cable in an insulated wall? I'd guess there would be ample swearing involved. Could be a deal breaker for me. Too bad I didn't decide to take another stepping stone a month ago.

Is wireless reliable enough? I'm pretty much gonna be stuck with retro fit after this.
 
Try to put conduit wherever you still can. You can get HAI wireless module for wireless sensors, they are relatively reliable, but not as sensitive/configurable as the wired ones, especially motion sensors.
 
Ya only thing I'll have issues with is the windows and doors on exterior walls. Just be tough to fish, and get through a 3/8" hole for a window contact.
