Integrating Monoprice 4x2 Matrix Switcher (PID 5312) to HAI Omni Pro

Hello everyone, this is my first post, but have been reading on this forum for a long while.
I am having problems getting the integrating monoprices 4x2 matrix switcher (pid 5312) to the HAI Omni pro 2.
 
The switcher has a db9m port for rs232 control.
 
I am trying to build a custom rj12 male connector (hai serial port) to a db9 female (switcher side) custom cable to control it from the Omni
The documentation says "this cable has the pins 1-9 all straight through, except for pins 2 and 3 which are crossed."
The rj12 male connector has 6 pins and the db9 female has 9 pins. What are the pins assignments?

I have also placed my the config in pc access with serial port 2 set to prolink and buttons defined (eg TV1 INPUT3)

I have tried using a monoprice null adaptor db9 male to female and a dsc it100 serial cable to get control but it didnt worked.

 
 
I have been struggling with this for weeks to no avail. Can you please help?

No, the local electronics stores didn't have the recommended db9f/f cable so had to order one online, still waiting on it.

Tested with the software provided through the pc and it works.
But tried az1234 recommendation and it didn't work.
 
Still cant connect to op2.
