    I've addressed the noise behind the switch issue by putting in a line noise filter in between the light and the switch. Also have each of the UPS's in the house plugged into a filter to prevent the UPS from "conditioning" the circuit it is plugged into (not by design) and attenuating the UPC signal.

    Sensor on a chain link fence gate

    Not quite what you are looking for but I used a Zwave door module sealed in a PVC pipe with a heavy duty door magnet. Been working flawlessly for 2+ years.  Did have to put in 2 zwave repeaters in the house closest to the fence gates, I have 3 gates, all are monitored.
