X10 going nuts-- is it possible to rent a x10 analyzer?

My Elk/X-10 system has been great for years, until just recently when lights started coming on and off by themselves. My wife jokes about a ghost, but this is getting old.

When I look at the status in eKeypad on my iPhone, I don't see that the status has changed for any of the devices. Also, the devices won't respond to the OFF commands.

I am assuming thereis noise on the line that I need to isolate, but I don't have an x10 sensor. Are there places that rent those? I don't want to fork over a ton of money to buy an analyzer because I will probably switch to UPB or Zwave or insteon in the next year or so.
 
Your power company didn't recetly install a Smart Meter did they?
One model Smart Meter has been reported to cause all kinds of X10 strangeness over in the X10 forums.

I have not seen anyone renting an X10 signal meter lately.
At one time Automated Outlet use to rent the ELK ESM1 but I don't believe they do any more.
I use a JV Engineering XTBM myself. Nice unit but for ocasional use. Kind of expensive.

Hmm.. power company did replace a transformer in our neighborhood and also my neighbor's meter after a branch fell onto her service entrance. It would surprise me if one of those components is messing with my X10 system. Do I have any options?
 
What was added recently into the home? THIS is my favorite thread when troubleshooting X-10 problems.

If you can't find a meter you could start unplugging or isolating items, but that is troubleshooting blindly.

Items to watch out for are TV's, monitors, computers, UPS units, light bulbs other than incandescent, cheap electronics (noisy supplies).
 
I have a like new Elk ESM1 in box that I'd sell for $50 (shipping included). If you're interested, I can send pics.
