Am I understanding Elk XIN and DBH correctly.

We will be building soon and our plan is to also have a detached pool cabana that may or may not be completed at the same time as the house. Can I run a Cat6 cable from the main M1 location to the cabana and set a subpanel that houses a XIN for all the window/door contacts in the cabana and then attach it to a DBH back at the main panel in the house via the Cat6? I think that's how it works, but just want verification before I don't homerun all the window/door contacts back into the main M1 panel.
