Fed up with X-10...exactly what would I need to go UPB?

I just got activehome pro and am able to get everything working the way I want it. It actually works pretty darn good for the money, BUT since migrating to the CM15A (activehome transceiver), the RF range for the slimswitches is horrible (<5ft). OK, sure there is this mod, http://www.shed.com/tutor/CM15mods/CM15mods.html, to increase the signal range significantly. But it seems like there is always something with X-10. Next I might need a filter later, and then a coupler...then another CM15A. I know I am ultimately going to upgrade to something better anyway.

But, there is a catch. Since I am renting I want to use my slimswitches and it seems the motion sensors are pretty good. So, for starters it looks like I would need this item convert X-10 to UPB PLC.

Obviously then I need the light switches. But what else? What software do I use to create the macros as I did in activehome pro? What additional hardware is required to make UPB work? Since I am considering the Elk M1, should I use that as part of the equation?

I am "this close" to having everything work with X-10 and I think that RF mod will do it, but I just fear I will always be "this close".

HomeSeer can interface with X10, UPB, Z-Wave, Insteon, etc. all at the same time. The only drawback is HomeSeer doesn't work with your CM15A. It works fine with the CM11A TI-103 though. Then all you would need is a UPB PC interface and some UPB devices. All trigger logic can be handled via events in HomeSeer.
