Need advice on new instillation

Hi,

I'm new to the forum and would appreciate your help.
I'm building a new house and I'm looking for the right technology to use for home automation. I'm planning to use contractor for wiring but all configuration and setup will be done by myself. Few key points:
- I'm looking for hardwire solution, to be more specific a low voltage control.
- The house is in Israel, the AC voltage is 220V
- I'm still looking for the right control SW and HW so there is some flexibility here
- I rather not go with a complete propriety solution if possible
- The first step is lightning control but shortly after I'm planning to add multi-room audio and security system

Any advise on technology and wiring guidelines will be highly appreciated.

Clipsal CBUS would be a suitable solution although it is a propriety system....The protocol for their system is available to allow third party control of their system though..

Thanks. Based on my understanding this is high voltage wiring. i.e. the switching (or dimming) is actually done in the closet. Is it true?
For safety and complexity reasons I would like to run only low voltage wires. The relays should be part of the switch/dimmer. This is how some of the technologies for other companies work, but I couldn't find anything like that that operates at 220V.

Typically its done at the switch (here in the US I believe). Even with low voltage control via cat5e the actually load is controlled right at the switch. The truely only propietary piece is the methodology / type of powerline (or wireless) technology you utilize. The software/hardware today is probably the least propietary in that typically it is set up to work with various HA techonologies. A couple of years ago at EhExpo I did see some examples (not sure if they are in use or what) of the technology to control the loads right at the panel with "intelligent" breakers connected to a LAN topology of sorts each controllable from one spot (fuse panel) and the light switches were just simple switches (controllers) each with a LV to the fuse panel. I was very impressed.
 
I have no experience with it but have a look Idratek (http://www.idratek.com/. The modules are connected via Cat5, it looks to be a bit uk-specific in that the end module (with the dimmer/relay/GPIO) mount in UK backboxes (75mm2) (which I don't know if you use in Israel?)
