UPB PIM: Does the PC need more than TX,RX and GND ?

So I am playing around with some of my HA gear, and while I am able to interface UPB using a 3-wire cable between the M1 and UPB PIM just fine, it looks UPStart does not work if I use a 3-wire serial cable (TX,RX,GND). Can anyone confirm this? Thanks!

Perhaps the DTR line could simply be held in a high or low status? Maybe someone more familiar with the protocal can chime in.
